The pavement is cleaned with power blowers and pressure washing. Grease spots are treated with a primer. All debris and vegetation is removed from cracks before sealing.

Cracks are routed or air-blasted clean and filled with hot-applied rubberized filler. Potholes are cut, cleaned, and patched with asphalt material. Repairs cure before sealcoating.

Sealer is applied by spray or squeegee in one or two coats depending on pavement age and porosity. Once cured (typically 24–48 hours), the lot is returned to use and line striping can be scheduled.

For most commercial parking lots, sealcoating every 3–5 years is the standard recommendation. New asphalt should cure for at least 90 days before the first sealcoat. High-traffic lots may benefit from more frequent applications. Annual crack sealing between sealcoating cycles is the most cost-effective maintenance you can do.

Crack sealing uses hot-applied rubberized material that bonds to the crack edges and stretches with pavement movement, making it far more durable and water-resistant. Yes — and the sequence matters. Sealcoating should always be done before line striping. Fresh sealer gives the paint the best surface to bond to. We recommend scheduling striping 24–48 hours after sealcoating to allow full cure.
